Construction is liquid. As much as we’d like to anticipate every possible problem that might crop up, you can never plan for everything.
Stuff happens. Usually when you least expect it. Our experience, ability and depth of services give us -- and you -- the flexibility to make instant adjustments.
Because we offer the option of all design and General Contractor services in house, we can eliminate the expense and delays that come from being forced to deal with unexpected problems.
Let’s say a construction problem pops up that requires a change of plans (literally). All too often, an architect will create a “solution” that gets rejected by the engineer (for structural reasons). The engineer then couriers the plans back to the architect who then comes up with another solution. Maybe this time the engineer signs off and forwards the plans to the construction supervisor (and subcontractors) only to have this latest solution rejected (for logistical reasons) by the team in the field. Get the courier back on his bike and start round three. Meanwhile, days, sometimes weeks, are ticking off and your costs and interest payments are growing.
This won’t happen when you use Pacific West. Our architects, engineers and supervisors work side-by-side. And have done so for years. They have developed a kind of “sixth sense” that borders on spooky. They’re able to communicate on a new level, one that keeps the courier off the streets and the construction team on the job.
Unexpected challenges that might normally take a week or two, can often be accomplished at Pacific West in just hours.
Product architecture is directed by Donald J. Burke, AIA, (architect of record for more than 25,000 multifamily units – please, see his bio for more information). Don has been with us since 2004 and has worked side-by-side with us to create some of the most efficient multifamily designs in the industry. Don’s designs have now been built into the thousands. For projects requiring densities of more than 30 units per acre, we also use the talents of outside architects Humphreys and Partners, who specialize in higher density designs.
Each community site is unique with its own design guidelines and standards. With our proven design team we are able to quickly modify product designs to meet all design standards and architectural styles in any location as quickly as possible . Of course, we also have the flexibility to work with your architect and engineer. You’re always able to use as few or as many services as we offer.
