Our goal has always been to provide better multi-family product and more value for less. Efficiency. That means always staying at least one step ahead of the competition.
We continually study the markets and our competition, looking for anything that might give us an edge or an opening. We also monitor the needs of our market. While interpreting trends might not be the easiest thing to do, it’s the only way to anticipate future demand for product type, design and location. Using all the information available to us, we’re able to provide the best fit for the market.
In 2006, we were able to immediately react to a downturn in the new condominium market, and quickly turned our focus to our core strength: developing apartments.
Of course, knowing what to do is only the first step. You have to be able to execute the plan. Profitably.
It all starts with our land acquisition team. They are continually on the lookout for the best entitled locations at the best prices. Each site must also meet our stringent specifications. One of the specifications is to purchase fully-entitled sites with limited or no off-site requirements. This allows us to build our most efficient and proven product lines as quickly as possible.
Once a site is secured, our in-house design and entitlement team takes charge. A group of seasoned professionals, they know the ins and outs of the approval process. Because we can perform all services ourselves, we never have to wait for third party consultants (who typically are occupied juggling work between several development companies). This allows us to move quickly through the approval-construction cycle and ultimately deliver our product in the shortest possible time.
Every project is geared to institutional buyers, which maximizes sales value by attracting the largest potential buyer pool. We also add an extra layer of protection, and a secondary exit strategy, by including condo maps on most of our apartment communities. If the market dictates a change to for-sale units, we’re able to respond by bringing condos immediately to market. There is no downtime waiting for new permits and approvals.
